Once you've found the perfect home, your agent will help in drafting the contract and submitting an offer to the seller. Negotiations will commence at this stage.

STEP 4 | UNDER CONTRACT
After securing a contract, your realtor will forward it to your mortgage broker. They will set up the loan and submit it to the lender that best suits your specific needs.

STEP 5 | UNDERWRITING
With an accepted offer in hand, the lender will proceed with finalizing the loan. This involves appraisal, inspection, and underwriting review for your final approval. Be prepared to provide updated documentation if necessary, especially after an extended search.

STEP 6 | CLOSING
Once the appraisal is complete and the underwriter approves your documentation, your loan will be "Cleared to Close." The final step is signing closing paperwork with the escrow agent and paying the down payment. After closing, you are ready to move into your new home.
